Brinkman Construction just completed Boulder's latest mixed-use redevelopment project in time for the commencement of the 2011-2012 school year. The Lofts on College is just one part of an expansive vision to sustainably redevelop the popular University Hill area. For their part, Brinkman completed this project as they begin another student housing project at 17th and Broadway in Boulder.
With the project beginning in December of 2010 and needing to be completed by the start of the 2011 school year, Brinkman was faced with a very tight timeframe from the onset. They worked closely with the project developers, Del Mar Interests and Forum Real Estate Group, and architect, Hartronft & Associates, to complete the Lofts on College in just 8 months. To carry out the development, extensive planning and scheduling, creative utilization of the site (which offered virtually no staging in part to its location in a high traffic, heavy-pedestrian area) and full commitment from the subcontractors to work round-the-clock was required.
The Lofts on College replaced
an older, single-story retail building,
with a three-story, 26,000 SF, Class A retail and student housing facility. It
is the largest single building to be redeveloped on the Hill in the last 20
years. Located directly across from the University
of Colorado campus at 14th Street
and College Avenue,
the ground floor offers retail space occupied by Silver & Gold Barber &
Stylist (a long-time tenant of the original space), College Optical, and The
Tavern, a 130-seat restaurant from the Colorado-based operator of a half-dozen
other Taverns across the Denver
metro area. The two top floors consist of 13 residential
units with 47 bedrooms offering residents
onsite parking, upscale finishes and oversized balconies.

Brinkman and Del Mar are working together again on another student housing project at 955 Broadway in Boulder. This redevelopment of two former fraternity houses will consist of 2, three-story apartment buildings totaling 159 beds with below grade parking garage for secure and private parking. They are set to break ground in spring of 2012.
